Agent takes a gamble on dark comedy to sell a humble home in rural New South Wales.

An agent has taken a punt on a very unusual selling tactic.

The agent suggested in a very playful and tongue-in-cheek ad that a humble home in rural New South Wales is the ideal spot to plan a murder and hide the evidence.

The listing for the three-bedroom house at 17 Mingelo Street in Tottenham revealed there is ample yard space to "bury a body" and a convenient fireplace to "burn any evidence".

She further lightened the mood when she talked about the large sheds that would hide a shopping addiction and the brand-new oven for any diehard Martha Stewart fans.

The listing has since been amended to outline the property's basic features in a more traditional format. Nine has reached out to the agent for comment.

"The home also boasts a large living room with a wood fire. Convenient for heating or burning evidence," the agent suggested in the listing, prior to the editing.

She continued in the original: "If that doesn't help this home also brags a massive yard plenty of space to bury a body and since it's located on the edge of town, no witnesses."

The agent joked about the size of the built-in wardrobes that would cater to the "wife who has hundreds of pieces of clothing even though she wears the same three outfits on rotation".

She also detailed large sheds that would be easy to hide any shopping or hoarder tendencies, along with the kitchen's brand new stove and oven for those that consider themselves to be a "Martha Stewart or Gordon Ramsay".

The home has a price guide of $269,000. Records show it last sold for $130,000 in December 2015.

Tottenham is a small rural town in the Lachlan Shire of New South Wales. It has a population of 451 and an average age demographic of 60-plus.
